Tallawong Road, Rouse Hill
CPS’s Planning and Landscape team worked collaboratively on this one. The project included demolition of all existing structures on the site, Torrens title subdivision of the existing allotment to create 3 development lots, and construction of 6 x four-story residential flat buildings, containing a total of 367 apartments, and 8 commercial premises. CPS also led the Economic Impact Assessment as well as subsequent modification applications, with all applications being approved be the regional panel.
Elsewhere in the precinct, in collaboration with Archidrome Architects, CPS was engaged to design a landscape masterplan for the site at Tallawong Road, Rouse Hill. A total of fifty-five subdivided lots were proposed, each to include private open space landscape treatments. New landscape treatments to the public domain are also included to increase canopy street tree cover, provided mass shrub and native grass planted areas and include a grassed verge along several of the roadways. The planting palette mainly includes native species which do not require additional water beyond their establishment period, and some common, hardy exotic landscape species which are known performers. Street trees are all proposed as native species, and are located based on street type to give each street its own unique sense of place.
To ensure the approval of multiple development applications in the precinct, during Land and Environment Court proceedings, CPS provided expert witnesses in the fields of town planning, landscape architecture, and arboriculture.
